Oroville features 4 distinct Business Districts, each of which have unique characteristics and opportunities. We invite you to explore and learn more about the various business districts and commercial areas.
Downtown
The Downtown area consists of Oroville's Historic Downtown commercial core and the surrounding historic residential neighborhoods. This district is home to some of the oldest buildings in the city, tree-lined streets, stately Victorians, bungalows, and museums. The Butte County Office of Education and City Hall can also be found downtown. Downtown Oroville offers opportunities for businesses and individuals who want to be in a walkable, densely populated neighborhood. The diverse streetscape, riverfront trail, eateries, boutiques, special events, and much more offer a unique opportunity you can only find in Downtown Oroville.

Commercial Core
The Commercial Core district includes the Oro Dam and Feather River commercial areas, as well as part of Olive Hwy fronting the Oroville Hospital. This district is freeway and transit oriented, making it a convenient place to fulfill the regional shopping needs of Oroville and the surrounding communities. The Oro Dam commercial area also benefits from summertime lake-goers, serving as the main route to and from Lake Oroville. Some of the City's largest retailers can be found in this district, including Marshall's, Walmart, Starbucks, Chipotle, and Ross Dress for Less, and new developments planned, like the Gateway mixed-use development, a Maverik Adventure Stop, and a Hampton Inn and Suites.
Airport
The Airport district contains acres of available land ripe for development adjacent to the Oroville Municipal Airport. This area is zoned to support light industrial and office uses, especially those that would benefit from being in close proximity to an airport. The Airport district is also home to the Northwest Lineman's College California Campus. Notable industries found within this area include Graphic Packaging International, Butte County Mosquito and Vector Control Agency, and a USDA Service Center. Industrial Park
The Industrial Park district is located to the south of the Commercial Core and constitutes as the city's primary manufacturing, wholesale, and business-to-business node. This area has vacant, available land ready for development and benefits from easy access to State Route 70 and to a Union Pacific and BNSF rail line. The Industrial Park is also within a Federal Opportunity Zone and a Recycling Market Development Zone (RMDZ). Major industries within the Industrial Park include Sierra Pacific Industries, Metal Works, Roplast Industries, Inc., and other smaller manufacturers.
Other Districts
County Campus
As the county seat of Butte County, the County Campus district is home to the Butte County government offices. This includes the county courthouse, administration, sheriffs office, clerk-recorder, the CAL Fire Butte County headquarters, and other offices. The surrounding area is active with new residential development and offers opportunities to support businesses that would benefit from being in close proximity to a major employer and residential neighborhoods.
Health
The Health district is home to the Oroville Hospital and similar medical offices. This area is located immediately off of Olive Hwy, a major commercial corridor. The Oroville Hospital is currently undergoing a $200 million expansion project that will double the size of the hospital. The new 5-story tower, expected to be complete in 2022, will bring an estimated 700 new jobs to Oroville. Southside
The Southside district is a diverse neighborhood. This area was annexed into the City of Oroville in 2015 and is ripe with opportunity for investment and infill development. Southside benefits from being in close proximity to the main commercial core of the City and offers opportunities to support neighborhood oriented commercial.
